The Woodlands began here. Grogan's Mill, first of the villages, opened October 19, 1974, on acreage bought from the Grogan-Cochran Lumber Company, which ran the last working sawmill in the area. The community's oldest houses are here, along with some of its grandest.

The village holds about 5,100 homes in 22 neighborhoods. Early 1970s and 1980s houses sit under the pines, the 465 estates of Grogan's Point occupy one area, and golf lots lie near The Woodlands Resort. A Woodlands MUD serves the village with water from the San Jacinto River Authority. The authority's surface water plant, rated at 30 million gallons a day, treats Lake Conroe water and blends it with well water. The oldest houses are about fifty years old now. Kitchen circuits there were sized for 1970s appliances, so a current induction cooktop or a double oven can ask for more than the old wiring gives.
