Thermador appliance repair in Simonton

About five miles west of Fulshear on the Brazos, Simonton is a small city best known for its rodeo and wide river-bottom lots. Under 700 residents call it home, a good number in Valley Lodge, where each home has its own well and septic system.

Simonton as our technicians see it

What turns up in Simonton homes, and how that affects a Thermador repair in this area.

Homes

James and Theophilus Simonton, brothers, purchased 4,000 acres in 1850. After about 1888 the railroad turned the town into a shipping point for red potatoes. Simonton incorporated in 1979 and had 647 residents by 2020. Homes are mainly single-family on big lots, and some have been raised after floods.

Water

No municipal utility district operates in Valley Lodge. Houses depend on individual wells and on-site septic. A utility does not treat private well water, so dishwasher filters, hardness settings and ice maker lines need more attention than they would on a city system.

Weather & power

Simonton lies in the Brazos 100-year floodplain, and flooding struck in 1991 (October), 1995 (December), 2016 and again with Harvey. After the 2016 event, Valley Lodge houses with more than half their value in damage had to be lifted or demolished before anyone could rebuild.

Typical installs

Some kitchens are older ranch-style layouts built around a 30-inch range and a regular dishwasher; others belong to raised rebuilds with induction or gas cooktops, newer dishwashers and counter-depth refrigeration. All of it is equipment we service.

Simonton marks the western limit of our Fort Bend coverage, and FM 1093 from Fulshear is the way out. Travel time shifts with rural roads and river bridges, so bookings land a day out or a few days later, and we confirm by phone. A gate code, or directions to a house set back from the road, helps a great deal. Please also tell us whether the property is on a well.

Private wells give appliances their own kind of trouble. Sediment can plug a dishwasher’s inlet screen. Iron and minerals stain tubs and build up inside ice maker lines, and a sediment filter at the house pays off. Inspecting inlet screens and filters is part of every diagnosis out here, and we show you what we pull out.

04Simonton questions
Our house has its own well. Could that explain repeat dishwasher trouble?

Very possibly. Sediment and dissolved minerals block the inlet screen and leave scale. We inspect the screen, the filter and the hardness setting, then quote in writing first. Adding a sediment filter to the well line frequently ends the repeats.

Our house took in floodwater years ago. Is its oven or refrigerator a total loss?

Not necessarily. Whatever stood in floodwater needs inspection before it is used again, so we examine wiring, motors and controls and tell you candidly what is salvageable.

Why does a Simonton appointment take longer to schedule?

Expect a day or two of lead time, occasionally more, since river roads need checking before we leave. The price is written down for you, and a 30-day warranty covers our workmanship.
