South of Missouri City, Sienna follows the Brazos River, protected by a long levee and wrapped around Oyster Creek. Known as Sienna Plantation until 2019, it now has over 20,000 residents living in many different builder neighborhoods.
What turns up in Sienna homes, and how that affects a Thermador repair in this area.
Johnson Development started the community in 1978 and built a 10-mile levee in that first phase. Of 5,200 planned homes, 5,000 were occupied by 2009, and later sections are still going up. The land was a sugar and cotton plantation before, and the name changed in May 2019.
Sienna's municipal utility districts deliver its water. A regional surface water treatment plant belonging to Missouri City, along Bees Passage Road beside the community, takes Brazos River water from the Briscoe Canal, treats it and blends it into the supply of the districts that participate.
West of Sienna runs the Brazos, and Oyster Creek winds through the middle. The levee system holds river water back, but prolonged rain fills internal lakes and drainage channels, and humidity inside garages and utility closets can stay high after wet stretches.
Large Sienna kitchens often feature 36-inch cooktops, double wall ovens and big French-door refrigeration, which is the kind of equipment we service. Newer homes sometimes add a Freedom induction cooktop or a built-in coffee machine.
We approach Sienna from Highway 6 and Sienna Parkway. The community is big enough that drive time depends on which village you live in, so mention it when you call, or name the closest school. That lets us pick the better route and quote a more accurate window.
A lot of houses are now between 15 and 25 years old, the stage when original appliances begin asking for major parts. Double wall ovens that bake unevenly, dishwashers weeping at the door and ice makers that stop producing are typical requests. Newer houses more often trace back to installation details, like a tub that is not level or a kinked drain hose, and those are usually quick to correct. We explain which case yours is before any work begins.
Often it is. A weak bake element, a tired convection fan or a drifting temperature sensor usually causes it. Each part gets tested first, and the written price reaches you before anything is ordered.
Most visits are next-day. Same-day is possible if a technician happens to be in Missouri City already. The written price comes after diagnosis, with our own 30-day warranty on workmanship.
Humidity stays high, so vacuuming the condenser coils on a regular schedule helps a built-in refrigerator run efficiently. The levee keeps river water out, so wear and age cause most problems.
